§ 01THE METHOD

A membrane is an insulator. Water is a conductor. We exploit the difference.

Energize one side of the waterproofing, ground the structural deck on the other, and current can only flow where the membrane is breached. Two field methods, one physics.

A flood test proves it leaks. ELD proves where.

The old acceptance test loads your finished structure with standing water for one to two days and returns a single bit: pass or fail. Electronic testing loads the deck with nothing, names every breach to the centimeter, and verifies the repair before the crew leaves. Most consultants now specify electronic methods precisely because flood testing risks the thing it's testing.

## PART 3: EXECUTION / FIELD QUALITY CONTROL

A. Electronic Leak Detection (ELD): Prior to placement of any
   overburden, wear course, or overlying construction, the
   completed membrane shall be tested for breaches by an
   independent testing agency using electronic leak location
   methods in accordance with ASTM D7877.

B. Method: [Low-voltage electric field vector mapping (EFVM)]
   [High-voltage spark testing], as appropriate to membrane
   type and assembly. Conductive medium shall be provided
   beneath membranes over non-conductive decks.

C. All breaches identified shall be repaired by the installer
   and retested prior to acceptance. A written test report,
   including findings mapped to the roof plan, shall be
   submitted within [2] business days and included in
   closeout documents.

D. Acceptable testing agency: ArcTight Roof or approved
   equal, with technicians certified on the instrument and
   method employed.
§ 06FIELD NOTES

Straight answers, because the physics has rules.

Can every roof be tested?
No, and anyone who says yes is selling something. Both methods need a conductive layer under the membrane: concrete and metal decks qualify natively; wood and fully insulated decks need a conductive medium (primer, mesh, or grid) installed during construction. That's why we screen your assembly before quoting, free.
Why not black EPDM?
Black EPDM is loaded with carbon black, which makes the membrane itself conductive, so the test current flows through the sheet instead of through a breach, so there's no signal to read. Lighter-color laminated EPDM, TPO, PVC, hot-applied, and mod-bit assemblies test cleanly.
Is this the same as a flood test?
It replaces it. A flood test loads the structure for two days and answers one question: yes or no. ELD answers the question that matters (where) with zero water load, then verifies the repair the same visit. The full side-by-side is in Exhibit A, up in § 01.
Is high voltage dangerous on my roof?
The dry scan runs 2–40kV at microamp current: energy on the order of a static shock, current-limited by design. It's safe for the membrane and the operator when run to procedure, which is what certification is for.
What does it cost?
Quoted per project: area, assembly, access, and schedule drive it. The honest anchor: a scan typically prices at a rounding error against the overburden going on top of it, and an order of magnitude under one exploratory tear-off. Send the plan; you'll have a number in 24h.
